The full $362,000 renovation budget is going to convert the 1,213 square foot single family cape into a 3,150 square foot 5 bedroom / 3 bathroom home by adding a 2nd story and rear expansion. The renovation will also include installing all new HVAC for multiple zones, new plumbing, hardwood floors throughout, an open-concept kitchen, 2nd floor laundry room, and other high-end finishes.

Outcome:

Renovations were completed on time and turned out tremendously. Borrower paid off their loan with no prepayment penalty and successfully sold the home for just slightly below the original estimated ARV.
