Situation:

This first-time borrower has some experience in rehab – he helped his sister with a few Florida fix and flip projects – but this is his first solo deal. When his original hard money lender backed out at the last minute, the ABL team was happy to help and closed the deal in just 9 days. The $50,000 rehab budget will go toward new kitchen and baths, an HVAC upgrade, fresh flooring, and a brand new bedroom. As a general contractor, our borrower will manage all of the upgrades himself. We can’t wait to see the finished product.
